FRAUD Any form of deceit, trickery, breach of confidence or misrepresentation by which one party attempts to gain some unfair or dishonest advantage over another. ACCELERATED DEPRECIATION A method of calculating the depreciation of certain property (that property which is used in a trade or business, or which is held for the production of income) at a faster rate than would be achieved from using the straight line method of depreciation. GROSS INCOME MULTIPLIER A useful rule of thumb to estimate market value of income producing residential property. TITLE INSURANCE Insurance which protects the lender (lender's policy) or the buyer (owner's policy) against loss due to disputes over ownership of a property. AGREEMENT OF SALE An agreement between the seller (vendor) and buyer (vendee) for the purchase of real property. GROSS INCOME Total income before taxes or expenses are deducted. |
